Existing Building Location Survey

A type of survey which depicts or notes the position of all buildings on the property with respect to boundaries, record easement lines and pertinent municipal setback requirements and deed restrictions. No other improvements or features need be depicted. Property markers found will be depicted with their relative position to boundary corners. This survey is most commonly used as a what has been historically referred to as a "Mortgage Survey" if the buildings are the only improvements requested to be depicted.

Zoning Location Survey

A type of survey which depicts or notes the position of existing or proposed improvements with respect to applicable municipal setback requirements. The purpose of this type of survey is to enable determination of compliance with said requirements. Only those portions of the property pertinent to the issues being addressed must be depicted. No other improvements or features need be depicted. Property markers found will be depicted with their relative position to boundary corners. This survey is most commonly used in conjunction with the submission of building permits and may be used as a Plot Plan for proposed houses, decks, pools, etc. or as an As-Built submitted to the local governmental agency for permitting.

Improvement Location Survey

A type of survey which depicts or notes the position, horizontally and, where required, vertically, between particular existing or proposed improvements with respect to applicable municipal or statutory requirements. The purpose of this type of survey is to enable determination of compliance with said requirements. No other improvements or features need be depicted. Property markers found will be depicted with their relative position to boundary corners. An Improvement Location Survey - Proposed is intended for a variety of purposes such as to depict proposed improvements or record the location of recently constructed improvements on properties or within rights of way. For proposed improvements, this plan would be used as a Site Plan, Plan & Profile, Roadway or Pipeline Design Plans in conjunction, where needed, with a professional engineer. An Improvement Location Survey - Record would be used to depict the As-Built locations of improvements for development projects to depict final built locations in relation to pertinent items such as building setback lines, easement or property lines.

Subdivision or Resubdivision Map

A type of survey which depicts and notes the layout of lots and the associated public or private highways, easements and lands and is intended for submission to applicable regulatory entities. This map would be submitted in conjunction with a Property Survey. This map shall conform to the requirements of a Property Survey or be submitted along with a Property Survey.  The map would then become a Record map for subdivided parcels upon approval by commissions and entities and by the filing of the approved map on the land records.

Easement Map

A type of survey which depicts and notes the position of an existing or proposed easement with respect to:

  • boundary monumentation found or set;

  • apparent improvements and features such as dwellings, sheds, barns, driveways, roadways, surface utilities, visible bodies of water, fences, walls, hedges, yards, swimming pools;

  • other record easements and visible evidence of the use thereof; and

  • unresolved conflicts with record deed descriptions and maps;

  • visible encroachments.

This map is utilized to locate and depict existing or proposed easements and the matters and features affecting said easements.

Boundary Stake-Out

A type of survey which marks or monuments the physical position of property corners or lines. Upon completion, the surveyor shall then issue a signed and sealed letter or sketch indicating the monuments or markers set along with indicating the Boundary Determination used. No other features need be depicted. This survey is most commonly performed when only the physical location of a boundary on the ground is of concern in cases such as disputes, installation of a fence or other yard improvement planned and no mapping is desired.
